Convict, I think that you have made some valid points re Clarges Street providing future funding - % of rents being one, as Mayfair property is never going to go cheap!!
I just hope that the KC is going to seek professional advice on how best to maximise this golden opportunity and not muddle through with a mish mash of ill conceived, hasty decisions as has been done in the past.

Should the KC offices be in central London? - No. Should the KC own land in central London? - Maybe. Owning land in Mayfair has traditionally been a rather a good business to be in. Im not sure selling is such a wonderful idea long term. Id at least examine leasing options and even offering the Clarges street site for development in return for a percentage of the ongoing rents for the new development. Id not even rule out a private members club operating in Mayfair under the name Kennel Club. I would, however, see it as a stand-alone business wholly owned by and making money for the canine activities of a reformed doggy Kennel Club.

I like the idea, but being skeptical would worry that with all that money sloshing around would we be seeing big bonuses being payed out, more old boys being employed, or maybe when I read the K C are considering becoming a Ltd co are we going to see mega redundancy pay outs, I smell a rat

I for one like your ideas overwag and if the kennel club do decide to buy land why not make it more central instead of the london area, also maybe think of using it for other champion shows not just crufts

Forgot to say...
Presumably when the KC were offered 9.5 million 11 years ago, they weren't in such the strong bargaining position which they now appear to be in. This is the ideal opportunity for the KC to consider buying land & developing ithe site specifically for dogs.
Just for starters, imagine Crufts being held at a tailor made venue, with better, more accessible car parking & with caravanning facilities. How much money would be saved moving from the NEC?
I just hope that there is someone with foresight & vision on what ever KC committee decides their future.

In an ideal world, the Kennel Club's HQ would be somewhere within easy reach of a motorway, situated within its own grounds. Similar to the set up at Stoneleigh but much larger.
Along with ample car parking and spacious halls to hold dog shows; the KC's relocated art gallery & library etc would be open at weekends so that visitors & exhibitors have the opportunity to visit. (Maybe with a SMALL admittance fee to go towards costs.) A general KC reception/office/shop open to the public - again similar to the stand at Crufts'; but with the opportunity to publicise to the whole world what the world of dogs is about.
Make the Kennel Club more available to the general world of dogs instead of being a difficult to access members only club.
